Apartment Buildings over 20 units in
the city of Milwaukee and 76
duplexes priced under $30,000. For
Investment Real Estate it's critical
that buyers and sellers have
representation that is experienced
in Cap rates, Cash flow, Price per
unit and other Real estate concepts
that are common to Investment
Brokers.
We concentrate
on Commercial Properties under $2
million, where we provide Real
value. Commercial storefronts and
Mixed Use properties under $2
million are often too small for some
large commercial brokers and
residential brokers might not have
experience with such properties. We
do have the experience and we can
give knowledgeable pricing and
Marketing guidance. We are Members
of the Commercial Association of
Realtors in Milwaukee (CARW).

Brokerage Firm. We offer different
commission schedules based on
different situations but the
following is a breakdown of our
Commission Schedule.
Full Service
Listing has a commission of 5% and a
listing term of 3 months. This
includes all marketing expenses such
as, but not limited to, Advertising
in Newspapers and Magazines,
Mailings to other brokers and
prospective buyers, Open Houses and
Broker Open Houses.
Premium Full
Service Listing has a commission of
4%-4.5% what differentiates this
from a normal Full-Service Listing
is that the Listing Price will be
over $500,000 and a listing term of
6 months.
Single Party
Listing is a special listing
designed to be for 1 Party only.
This listing is perfect for the
situation where the owner doesn't
necessarily want to have the
property on the open market, but is
desirous of selling. This is
also called a quiet listing. The
commission for this listing is the
same as the Premium Full Service
Listing 4%-4.5%.
Commercial
Properties are a little different in
that the amount of time is greater
and requires a longer Listing
Contract usually 6 months. The
commission varies based on factors
such as pricing and cooperation with
other brokers.
We also manage
Residential, Commercial and
Multi-Family units in the
Metro-Milwaukee Area. Our charge for
commercial properties &
Multi-families over 12 units is a
straight 5% of scheduled rent.
Residential and small multi-families
or small commercial properties are a
little different and I can provide a
price quote upon request. All fees
include minor maintenance.
